Beautiful property. Terrible service.

The property itself is undeniably beautiful. Right on the beachfront, with cleverly layered design so that nearly all rooms had a sea view. We were lucky enough to be upgraded was given a beachfront villa which honestly was the most beautiful room we ever stayed in. The room was HUGE. Honestly the size of a large apartment. There was a small kitchenette, separate HUGE dining/living room, walk-in wardrobe and humongous bathroom with marble bath and huge shower and toilet as well as asseverate guest toilet. As part of our stay, we were given a host Tiya who was really lovely and was always willing to help but she was the only one.

What massively lets this place down however is the majority of the staff. At breakfast we found that it was incredibly unorganized. There were so many staff members everywhere that they were ultimately no-where. None of them were appointed zones, coffees took ages to be served. Tables quickly got dirty and took a while to be cleared. The breakfast itself was mediocre. Additional all prices within the hotel were actually disgustingly overpriced with the food quality being pretty poor. We ended up renting a motorbike and having dinner outside of the hotel. I wouldn't be surprised if, the staff situation isn't resolved, what could be a paradise will quickly go downhill with no-one wanting to stay there.

Avani+ breakfast is much more diverse; Territory is too big not that easy to find all the facilities in one day; Baan G - elevator doesn’t work still, we had to go on foot to 3rd floor; Lobby is situated in a non obvious place, as if it’s somewhere in backyard

- Amazing views - Extraordinary room, everything is so beautifully designed. Very spacious and well planned. - Great pools and amenities - The hotel is absolutely stunning - one of the most beautiful hotels I’ve ever visited - Staff were super friendly and helpful

The receptionists speak bad English. Very difficult to communicate. On departure they did not pick up our bags from room and they were lost- we nearly missed our boat. The other staff is perfect.

The property is absolutely gorgeous- a true gem- modern, new, clean, beautiful interiors and outside areas too. We were in a family room and our children loved the bunk beds, the room was one of the best we’ve stayed in as a family of 5- it was large and we felt so comfortable in it as there was so much space. The bathroom area was so nice and we also loved there was a separate place to store our luggage so we didn’t have to have them taking up space in the room. The pool area is absolutely stunning and our children loved the kids pool and the swim up bedroom. On our first day our little boy fell over and hurt his leg, not badly, but a first aider patched it up and then a while later we got a knock at the door and they bought him a little plate of sweets with the words get well soon. Such great hospitality. The beach was beautiful and we loved the island of Koh Yao Yai. We’d 100% stay again.

Only a couple of things- firstly the food. Some of the food was great, mainly the pool bar area and the Beaches (I think it was called) restaurant. On our first night we did the buffet evening and it was ridiculously overpriced, I don’t even know how they can justify those prices to be honest! For a family of 5 after an automatically added service charge and tax it came to nearly £200 (you don’t even get a drink included) and I don’t personally think that the quality of the food justified the hefty price tag. Also sometimes the quality of the food at breakfast wasn’t amazing, but our kids enjoyed it. We only stayed 3 nights as we were travelling around but I think we’d have got a little bored of the food options if we were staying longer than 3 nights. I also think that they could have included some sort of welcome pack to tell you about the restaurants, the local area, the fact you could hire bikes, the fact you needed to book restaurants, the different activities etc. These were all things we had to find out for ourselves. However the hotel is so new I am sure these things will start to work themselves out. We loved the hotel and would 100% stay again, we just wouldn’t dine in the buffet restaurant.
